Financing hotels with declining revenue where the lender has to and rely on projections is fairly difficult as many lenders just avoid projection based financing. This is where our analysis of the project, examining the factors both in the past and in the future, analyzing the capabilities of the buyer, and the market analysis makes a difference and leads to a successful closing. This project was fraught with difficult hurdles which only the elements of patience, planning, problems solving, and perseverance on the side of all parties made it possible. Early in the project we realized that the existing lender had taken over the management of the property due to seller’s filing for reorganization. Scientific Capital was the project coordinator as well as the financing consultant making certain that the project that probably would have been canceled was funded successfully after four months of hard work.
