The financing requirement for this hotel was to have 75% Loan to Cost (LTC) under the conventional program. The client was unable and unwilling to use SBA program and as such our option was to maximize the LTC without resorting to the SBA program. The loan is interest only during the construction program of 18 months and fixed for five years once after the construction phase. As in all our projects, we manage the construction projects very closely and make certain all project milestones are met on time.
